Summertime Is The Right Time For Homebuying

While the official start of summer falls on June 20, Memorial Day has long marked the unofficial beginning of the season in the United States. Occurring on the last Monday in May, the holiday ushers in warmer weather and coincides with the end of the school year, making it a natural launch point for summer activities, including real estate transactions.

Historically, May is among the most competitive and active months in the housing market. According to Zillow, April tends to see the highest number of new listings, which means inventory is fresh and diverse heading into early June, creating prime opportunities for buyers who want to act before the peak summer rush.

“Summer, especially around Memorial Day weekend, is an ideal time to purchase a home for several reasons,” says Charles Totonis, a global real estate advisor based in the Lakewood Ranch office. “Inventory tends to be broader, with some price adjustments already in place. Whether you’re searching for a cozy condominium or a spacious single-family home, the variety is greater and so is the value.”

Totonis says school vacations also create an ideal window for families to explore potential communities together. “They can assess amenities such as pools and parks, ensuring the neighborhood aligns with their lifestyle. And without the constraints of the school year, parents can take their time with showings, making the process less rushed and more enjoyable.”

Memorial Day weekend, in particular, offers buyers a rare alignment of time, motivation and market opportunity. “It marks a pivotal moment in the real estate calendar,” says Frederique Carre, a global real estate advisor in Seminole County. “With three uninterrupted days, buyers can schedule initial tours and return visits to their top choices—often with the whole family in tow.”

This is especially valuable for those considering upsizing. “Children’s impressions matter,” Carre says. “Seeing their enthusiasm during a showing helps parents feel more confident about the move.”

She also notes properties listed earlier in the spring, particularly in March, may have experienced price reductions by late May. “Buyers attuned to market shifts are looking for negotiation power, closing credits and favorable terms. Memorial Day weekend often represents one of the last great opportunities to secure value before competition intensifies.”

In North Carolina, early summer is equally strategic. “With longer daylight hours and vacation schedules underway, buyers can take their time and make thoughtful decisions without the constraints of school calendars or weekday commutes,” says Amy Petrenko, a global real estate advisor in Mooresville.

She emphasizes the seasonal appeal of waterfront living. “There’s no better time to fall in love with a lakefront property than when the water is warm, the dock is inviting and the possibilities for summer entertaining are endless.”

According to Petrenko, the region is seeing increased interest from snowbirds and second-home buyers who want to finalize purchases before the heart of the season. “There’s a clear sense of urgency—people don’t want to miss a single sunset.”
